Net Zero homes built for people to thrive.

The Edinburgh Home Demonstrator (EHD) programme will deliver a new approach to briefing, design, procurement and construction to realise the ambition of the Edinburgh & South East Scotland City Region Deal housing programme.

Delivering affordable Net Zero homes through off-site offsite manufacturing

Collaboration with the City Region Deal partners, offsite manufacturers and design professionals has allowed the EHD programme to develop a suite of housing typologies that are all aligned with offsite manufacturing processes. Mass customisation of homes coupled with a design-led approach to place-making ensures that the EHD business model will positively contribute to place making and the delivery of net zero ready affordable housing within the South East Region.

Benefits of building offsite

Programme & logistics

Offsite construction can significantly reduce the site programme, as components and assemblies can be manufactured concurrently in multiple locations.

Quality

Offsite manufacture can provide increased levels of accuracy and reduced defect variability, leading to a reduction in whole life costs.

Health & Safety

Allows significant use of automation and appropriate tools and handling methods, reducing the risk of accidents

Sustainable

By constructing building elements at a fixed facility, on-site waste can be virtually eliminated and any waste produced can be controlled and recycled.

Cost

Offsite manufacture can provide increased levels of accuracy and reduced defect variability, leading to a reduction in whole life costs.

Reduced disprution

Offsite processes not only reduce the time required on-site but as a direct side effect, there is less need for site space for car parking, welfare facilities and materials storage.

Project Partners

Collaboration is the key to progress. The benefits of collaboration between Academia, Government and Industry are strong for all parties involved. Not only does it accelerate the transfer of knowledge between experts, it transforms research into practical applications and will test a new business model for building affordable, net zero homes.
